What's the job?
"A builder" is really five different jobs with five different price logics. A new build is a contract and a consent. A renovation is a quote after the walls are opened. A deck is priced by the square metre, a fence by the lineal metre, and a repair might be an hourly rate or a six-figure foundation job. Pick the job first: each stream has its own providers, its own prices, and its own Christchurch rules.
New build
A full home on a section you own or are buying. Christchurch is one of NZ's cheapest cities to build in, with a published median of $2,566/m², and TC land categories still shape foundation design in the east.
Renovation
Extensions, reconfigurations and full character do-ups. Local guides put same-level extensions at $90,000–$200,000+, and nobody knows what is inside a 1920s St Albans wall until it is opened.
Decks & fences
The most quotable work in the category: decks priced per square metre ($300–$600 in local guides), fences per lineal metre. Consent thresholds kick in at 1.5m high, and the Fencing Act decides who pays for the boundary.
Kitchen & bathroom
The two rooms where waterproofing, plumbing and joinery collide. Local guides put bathrooms at $15,000–$22,000 for a full basic reno and kitchens from $15,000 budget to $50,000 mid-range.
Repairs & maintenance
Leaks, rot, foundations, quake legacy issues and the long tail of small jobs. Some of this is handyman territory, some is restricted building work that legally needs a Licensed Building Practitioner.
Not sure which job it is?
Extending the back, reconfiguring rooms or modernising a character home is renovation territory. If the work is mostly one wet room, you are in kitchen and bathroom land instead, where specialist companies often beat general builders on price and speed.
In Christchurch, new cracks in gib or a floor that has gone out of level carry a post-earthquake question that other cities do not ask. Start in repairs and maintenance, and take the foundation question seriously before booking the cosmetic fix.

Christchurch rules that change the job
The earthquakes still shape building here. The 2010-11 Canterbury earthquakes left a legacy that affects real decisions: TC1, TC2 and TC3 technical category land still determines foundation design in eastern suburbs, MBIE published specific guidance for repairing and rebuilding quake-affected homes, and "as is where is" houses remain part of the market. Know your property's TC category before pricing foundation work.
Christchurch is one of NZ's cheaper places to build. Canterbury QS firm Blackburn Management puts the median construction cost of an individual Christchurch dwelling at $2,566 per square metre (12 months to June 2025), and local builders publish guides from $2,300/m². Flat sections and competitive group builders keep it that way.
Restricted building work needs an LBP. Work on structure, weathertightness and fire-safety design is restricted building work under the Building Act and must be done or supervised by a Licensed Building Practitioner. Check any builder on the public register at lbp.govt.nz before you sign, and expect your builder to manage the building consent through Christchurch City Council.
The housing stock splits in two. Post-quake subdivisions (Wigram, Halswell, Rolleston, Lincoln) are modern, warm and predictable to work on. The pre-quake character stock in Fendalton, Merivale, St Albans and Sumner hides rot, borer, old wiring and undocumented repair-era alterations. Builders who quote old-house work regularly price the unknowns honestly.
Canterbury winters reward building envelope work. Genuine frosts and long closed-house months make insulation, glazing and ventilation the highest-value renovation spend in the city. A renovation that skips the envelope is a missed once-in-a-decade chance.
