What's the job?

"A builder" is really five different jobs with five different price logics. A new build is a contract and a consent. A renovation is a quote after the walls are opened. A deck is priced by the square metre, a fence by the lineal metre, and a repair might be an hourly rate or a six-figure reclad. Pick the job first: each stream has its own providers, its own prices, and its own Auckland rules.

Extending the back, adding a storey, reconfiguring rooms or modernising a villa is renovation territory. If the work is mostly one wet room, you are in kitchen and bathroom land instead, where specialist companies often beat general builders on price and speed.

A leak is not a small job until someone proves it is.

A stained ceiling or a spongy deck board can be a $200 fix or the first sign of a six-figure reclad. Start in repairs and maintenance, and take the weathertightness question seriously on any 1990s-2000s plaster-clad home before you book the cheap option.

Auckland rules that change the job

Auckland builds at the metro premium. Auckland renovation guides (Superior Renovations) put labour at $90–$150 per hour and prices 10–20% above national averages, and the same premium shows up in new builds and repairs. Trade Me Property's 2026 guide puts the NZ average new build at $3,000–$4,500 per square metre; Auckland quotes cluster at the top of any national band.

The leaky homes legacy is still live, and Auckland owns a big share of it. 1990s-2000s monolithic-clad homes across the isthmus remain a weathertightness risk. Add Value Renovations puts Auckland recladding at $135,000–$500,000+ depending on size, cladding and framing damage. Buy or renovate one without a weathertightness assessment and you are gambling.

Volcanic ground changes foundations and drainage. Parts of Auckland sit on basalt flows, which turns excavation for foundations and drainage into rock breaking, and the region's clay soils move seasonally, stressing foundations and pipes. Geotechnical reports pay for themselves on anything beyond a flat sandy section.

Restricted building work needs an LBP. Work on structure, weathertightness and fire-safety design is restricted building work under the Building Act and must be done or supervised by a Licensed Building Practitioner. Check any builder on the public register at lbp.govt.nz before you sign, and expect your builder to manage the building consent through Auckland Council, with processing commonly 4–8 weeks for renovation-scale consents.

The villa stock and the townhouse boom both reward specialists. Auckland's kauri villas hide rot, borer and undocumented alterations, while the newer townhouse and apartment stock adds body corporate rules to every exterior and structural decision. Builders who quote your housing type regularly price the unknowns honestly.
